The current owner of the building believes that the highest and
best use for this building, due to its size, is to potentially removed the rear
section of the building, salvaging bricks and other associated materials
(wonderful old wooden beams are located throughout the building) and then
concentrate on the main older section of the building which would have three
full levels to redevelop. By removing the rear portion of the building, which
was built at a later date than the historic front side of the building, would
open up more of the site for parking and reduce the cost expenditure of
renovating such a large existing building. With renovation, this multi-level
building could potentially house lower level businesses or a office/retail
place on the lower and main levels (with cutouts in the floors for central wide
hallways between the two levels) and open up the ability to have one, or
potentially two levels above the commercial aspect of the building which could

lefts could be two levels and potentially could have terraces overlooking the
Hiawassee River and affording further views to the north/northwest. This could
be a major redevelopment for the City of Murphy. Additionally, a perfect use
for a portion of the building would be a high caliber restaurant and bar with
wonderful ambience created due to the historic integrity of this building and
property. The restaurant could potentially open on to walking trails to
